To use PrimeTopStay you must be at least 18 years old and legally capable of entering into binding agreements. Use of the service must be lawful and in compliance with local regulations applicable in Malaysia and other relevant jurisdictions.

Users must be 18 years of age or older to register and use PrimeTopStay services. Minors are prohibited from creating accounts or completing reservations without consent and oversight from an eligible adult.

Your use of PrimeTopStay must comply with applicable laws and must not involve fraudulent, abusive, or illegal activities. Listings, communications and transactions must reflect accurate information and lawful intent.

PrimeTopStay operates in Malaysia and supports property listings and searches within Malaysia. Access from other countries may be subject to legal restrictions and feature availability may vary.

Accounts

Creating an account allows you to manage searches, save preferences, communicate with our team and make bookings. You are responsible for maintaining accurate account information and for all activity conducted through your account.

Provide complete and accurate information when registering and keep your account details up to date. Misrepresentation of identity, contact details or qualifications related to a booking may result in restrictions or termination of service.

Protect your account credentials and use secure passwords. Do not share login details. Notify PrimeTopStay immediately if you suspect unauthorized access. We employ security measures to protect data but cannot control user credential compromises.

Accounts are personal and non-transferable. You may not assign or transfer your account to another person without our prior written consent.

If you believe your account has been compromised, notify PrimeTopStay promptly via the contact details provided. We will assist with account recovery and take steps to secure affected information.

PrimeTopStay may suspend or terminate accounts that violate these terms, pose security risks, or engage in fraudulent or abusive conduct. During suspension, access to booking tools and saved data may be restricted.

Service Overview

PrimeTopStay provides a platform and advisory service for locating premium apartments in Malaysia. Services include property matching, curated listings, guided viewings and transactional support. PrimeTopStay does not itself own most listed properties unless explicitly stated.

We may modify, enhance, or discontinue aspects of the service at any time. Material changes will be communicated on PrimeTopStay.pro. Users are responsible for reviewing updates to understand how changes may affect their use.

We strive to maintain reliable access to PrimeTopStay but cannot ensure uninterrupted availability. Service access may be affected by maintenance, third-party outages or other operational issues.

User Rules and Conduct

Users must follow rules designed to maintain a safe, transparent and professional marketplace. Prohibited conduct is listed below.

• Do not submit false, misleading or fraudulent listings or booking information.
• Do not harass, threaten or discriminate against other users, property owners or PrimeTopStay staff.
• Do not attempt to access other users' accounts or private data.
• Do not post content that infringes intellectual property rights or violates applicable laws.
• Do not use automated scripts or tools to scrape or extract data from PrimeTopStay without authorization.
• Do not circumvent fee structures, referral systems or other service controls implemented by PrimeTopStay.
• Comply with local occupancy, registration and tax rules when booking and using rental properties.

User Content

Users may submit reviews, photos and messages through PrimeTopStay. Such content is subject to these terms and our content guidelines.

You retain ownership of content you submit, subject to the license you grant to PrimeTopStay to use that content for service provision and promotion as described below.

By submitting content you grant PrimeTopStay a worldwide, non-exclusive, royalty-free license to host, reproduce, modify, publish, translate and display such content in connection with the service and its promotion.

You are responsible for the lawfulness and accuracy of content you post. PrimeTopStay may remove content that violates these terms, is unlawful, or is otherwise inappropriate.

PrimeTopStay may remove, restrict or refuse to publish user content at its discretion, including where content is reported or found to breach these terms. Removal does not obligate PrimeTopStay to restore content later.

Intellectual Property

All site design, graphics, text, logos, software and other intellectual property on PrimeTopStay.pro are owned or licensed by PrimeTopStay. Unauthorized use of PrimeTopStay intellectual property is prohibited.

• Do not copy, reproduce or distribute PrimeTopStay design or content without written permission.
• Do not create derivative works based on PrimeTopStay proprietary tools or content.
• Do not remove or alter any intellectual property notices present on the site or materials.

Paid Services

PrimeTopStay offers optional paid services such as premium listing placement, concierge search support and subscription-based market reports. Paid services are subject to separate terms and payment arrangements.

Pricing for paid services is displayed at the time of purchase and may vary by package. Prices are presented in MYR and include applicable local taxes unless stated otherwise.

Payment methods accepted are indicated at checkout. Payments are processed through secure third-party payment processors. By providing payment details you authorize the processor to charge the applicable fees.

Subscription services auto-renew unless canceled prior to the next billing period. Users may manage or cancel subscriptions in account settings or by contacting PrimeTopStay support.

Refunds for paid services are considered on a case-by-case basis. If you believe a refund is warranted, contact support with transaction details. Refunds may be subject to deductions for services already performed.

To cancel a paid service or subscription, use the account management tools or contact support. Cancellations take effect according to the billing cycle described during purchase.

Users are responsible for any taxes, duties or fees imposed by local authorities related to payments for PrimeTopStay services, unless explicitly included in the price.

PrimeTopStay may adjust prices for paid services. Existing subscriptions will be notified of price changes prior to the next renewal when feasible.

Failure to pay for services may result in suspension or termination of the relevant paid features until payment is made and any outstanding balances are resolved.

Disclaimer

PrimeTopStay provides information, listings and advisory services to assist in premium apartment searches. Information is provided for convenience and general guidance. Users should perform their own due diligence before entering contracts or transactions.

Limitation of Liability

To the maximum extent permitted by law, PrimeTopStay is not liable for indirect, incidental, special or consequential damages arising from use of the service, errors in listings, or third-party actions. Liability for direct damages is limited to amounts paid by you for the applicable service during the prior six months.

Third-Party Services

PrimeTopStay may integrate features provided by third parties (payment processors, mapping services, analytics). Use of third-party services is subject to their own terms and privacy policies; PrimeTopStay is not responsible for third-party conduct or content.

Termination

PrimeTopStay may suspend or terminate access for users who violate these terms, engage in harmful conduct, or for operational reasons. Users may close their accounts at any time by contacting support or using account settings.

Upon termination, access to account data and certain features will cease. PrimeTopStay may retain records and copies of user data as required by law or for legitimate business purposes.

Privacy

PrimeTopStay's Privacy Policy governs our collection and use of personal data. By using the service, you consent to the collection and use described in the privacy policy available at PrimeTopStay.pro.

Communications

By using PrimeTopStay you consent to receive electronic communications related to your account, bookings and service updates. You may opt out of marketing messages as described in our privacy policy.

Changes to Terms

PrimeTopStay may modify these Terms of Service. We will post the updated terms on the website with a revised effective date. Continued use after posting constitutes acceptance of the changes.

Governing Law

These terms are governed by the laws of Malaysia. Any disputes arising from or related to these terms will be subject to the exclusive jurisdiction of the courts in Penang, Malaysia.

Dispute Resolution

For disputes, contact PrimeTopStay to seek an amicable resolution. If a resolution cannot be reached, disputes will be resolved in the courts referenced in the governing law clause.
